What makes masonry hiring different
Masonry is a specialty trade. Not every contractor who works with brick or block has the same skill level or uses the right materials for the application. Mortar mix selection is one of the least visible but most consequential decisions a mason makes. The wrong mortar for the brick type, climate, or application traps moisture, causes spalling, and accelerates the deterioration it was supposed to repair.
These questions surface the contractors who understand their materials and their craft.

Your Masonry Contractor Conversation Checklist
"What type of mortar mix will you use, and why is it appropriate for this application?"
Why it matters: Mortar is classified by type: Type N (general use), Type S (below-grade, exterior), Type M (high compressive strength). For most residential tuckpointing, Type N or S is correct.
Notes:
"How many years of experience do you have with this specific type of work?"
Why it matters: A mason who primarily does new block foundation work is not the right hire for a historic brick chimney restoration. Masonry is a broad category.
Notes:
"Can you show me examples of similar completed projects?"
Why it matters: Before-and-after photos and references from recent projects of the same type give you confidence the contractor has done this before..
Notes:
"How do you remove old mortar, and what tools do you use?"
Why it matters: For tuckpointing, old mortar must be removed to a depth of at least 3/4 inch before new mortar is applied. Grinding too shallow means the new mortar will not bond.
Notes:
"How do you handle moisture and waterproofing?"
Why it matters: Masonry is not inherently waterproof. Water infiltration is the primary cause of masonry deterioration.
Notes:
"Is a permit required for this work?"
Why it matters: Structural masonry work (retaining walls, foundation work, chimney rebuilds) typically requires a permit. Cosmetic tuckpointing usually does not.
Notes:
"How do you protect adjacent surfaces during work?"
Why it matters: Masonry work produces dust, grinding debris, and water runoff. Protecting windows, landscaping, and exterior surfaces below the work area is part of a professional job.
Notes:
"Will you clean the masonry after the work is complete?"
Why it matters: Tuckpointing and masonry repair leaves mortar residue and dust on the brick face. Cleaning with diluted muriatic acid or masonry cleaner is standard practice and should be included.
Notes:
"What is the expected lifespan of this repair?"
Why it matters: A correctly specified and installed mortar repair should last 20-50 years. If the contractor cannot give you an expected lifespan, they may not be confident in their material selection.
Notes:
"What warranty do you provide on labor?"
Why it matters: Masonry work should be warrantied for at least 1-2 years against cracking, popping out, and moisture infiltration at the repaired areas..
Notes:
"Are you licensed and insured?"
Why it matters: Masonry licensing requirements vary by state and scope of work. Liability insurance is essential for any structural work.
Notes:
"What is the payment schedule?"
Why it matters: Materials for masonry projects are typically ordered before work begins. A deposit at signing, materials payment when delivered, balance on completion is standard.

Before you hire
Ask about mortar type. If they cannot tell you why they chose it for your specific brick, they are not your mason. Get waterproofing approach in writing. And for historic brick, verify they understand lime mortar - this is the single most common source of expensive masonry mistakes on older homes.
